Floor protection · Pittsburgh, PA

Protect the floors the day they go in. Never refinish one because a trade came after.

Guardia mat on new hard floors, carpet shield on carpet and stairs, installed after hours within 24 hours of your call. Priced by the roll, so you know the number before the crew shows up. The final clean is 10 percent off when we did the protection.

Nobody else in Pittsburgh sells this as a service. We checked.

The math

One incident costs more than protecting every house.

2,000 square feet of hardwood protected is about $1,200. One refinish is $10,000 and the closing date, because a patch never matches, so it's the whole floor. And the GC is on the hook for what the subs do.

There's a second risk nobody prices: every new floor has a manufacturer's cleaning spec, and a trade with a mop bucket and the wrong product can void the warranty before the owner moves in. We clean to the spec. That liability comes off you.

Hardwood sand and refinish$3 to $8 per sq ft, and the whole floor, because a patch never matches
LVP replacement$6 to $10 per sq ft installed, mid-range
One cracked porcelain tile$200 to $600 and a 6 to 14 week lead time
Bathtub refinish$480 to $590; the tub itself about $2,000
Quartz or stone chip$300 to $500 per repair
Punch-list rework and delayweeks, and the closing date
How it works

Four steps. You make one call.

1

We know the install day. We're scheduled right on its tail.

You give us three things up front: the flooring date, the plan square footage, and exactly what's going in, brand and product. We pull the manufacturer's care and protection guidance before we show up, so the cleaning and the protection match the floor. We're on the calendar for the day it's done, after hours. The flooring crew leaves, we arrive.

2

We protect it after hours.

On site within 24 hours of the call, after your trades leave. Guardia self-adhesive padded mat on hard floors, breathable, no seam tape, low-tack perimeter. Film on carpet and counters. Protectors in the tubs, wrap on the appliances, guards on the jambs. Photos of every room before we lock up.

3

You get the photos and the roll count.

Before we lock up you get photos of every room and the bill: rolls of mat, rolls of tape, prep supplies. No square-foot math, no surprises. Need a tear re-taped later? Call, and we come back.

4

The final clean is 10 percent off.

When the build wraps, book the final post-construction clean. We clean to the flooring manufacturer's spec, so the warranty holds. A floor that was covered needs far less work, so the clean is 10 percent off when we did the protection. Want us to pull the protection on that visit? Say so and it goes on the same quote.

What it costs

By the roll, installed. No square-foot math.

A roll of Guardia covers about 300 square feet of floor. Count the rolls and you have the bill. Send the plan and we count them for you, so the number is fixed before the crew shows up.

The materials, installed

  • Guardia self-adhesive mat
3 ft x 100 ft roll, about 300 sq ft of hardwood, LVP, or tile. Breathable, padded, made for finished floors.
    from $135 a roll
  • Carpet shield
24 in x 200 ft roll, about 400 sq ft of carpet. Sticks to carpet, peels clean.
    from $110 a roll
  • Stair runner
Carpet shield down a staircase, tread by tread.
    $30 a staircase

Install is in the roll price. Have your own Guardia on site and you pay the install only.

The rest of the bill

  • Low-tack tape
Seams and the perimeter. About one roll for every roll and a half of mat.
    $15 a roll
  • Prep supplies
Every surface vacuumed, wiped, and dried before the mat goes down, to the manufacturer's spec. This covers the cleaners, cloths, and vacuum bags.
    $75 a job
  • Final post-construction clean
Same crew, cleaned to the manufacturer's spec, when the build wraps.
    10% off

A 2,000 sq ft hardwood house

About 7.5 rolls of Guardia, 5 rolls of tape, and prep: about $1,200, installed.

Counters, tubs, and appliances can be covered on the same visit. They go on the quote by the material it takes.

The promise

Covered within 24 hours. Photographed. Priced by the roll.

If a surface under our protection is damaged because the protection failed, we make it right. Photos at install show the floor was covered, which is the record you want when a sub says it wasn't them.

Straight answers

Questions builders ask.

What does it cost?

By the roll, installed. Guardia mat from $135 a roll, and a roll covers about 300 square feet of floor. Carpet shield from $110 a roll for carpet and stairs. Tape is $15 a roll, about one for every roll and a half of mat, and prep supplies are $75 a job. A 2,000 square foot house of hardwood takes about 7.5 rolls and comes to about $1,200 with tape and prep. Send the plan and you get a fixed number, not a range.

Can I buy the Guardia myself?

Yes. Have it on site and you pay the install only. Most builders let us bring it, since we keep it in stock and the roll price sits right at retail.

Why do you prep the floor first?

You can't protect a dirty floor; grit under the mat scratches it. So every surface is vacuumed, wiped, and dried before the protection goes down, to the manufacturer's spec. The prep supplies line covers the cleaners, cloths, and vacuum bags that takes.

Is it safe on site-finished hardwood?

Yes. Guardia is breathable and its adhesive is made for finished floors; we still give fresh site-applied finish its cure window before anything goes down, and we use low-tack tape on the perimeter. That's why we ask for the exact product before the job: the manufacturer's guidance decides the cure window, the cleaning method, and what can touch the surface.

Why not have the flooring installer do it?

Some do, most don't, and it's the last thing on their list at the end of an install day. We show up after hours with the mat, the tape, and the time to do it right, and the photos prove the floor was covered.

What if a floor gets damaged anyway?

If a surface under our protection is damaged because the protection failed, we make it right. If a trade pulls the protection and drops a toolbox, that's on them, and the install photos show the floor was covered.

Why not let the trades clean the floor at the end?

Because a new floor has a manufacturer's cleaning spec, and cleaning it wrong can void the warranty before the owner moves in. Steam on LVP, the wrong chemistry on site-finished hardwood, grit under a mop. We know the spec for what was installed and we clean to it. That's a liability you don't have to carry.

How fast can you be there?

Within 24 hours of the call, after hours, so no trade loses a day. Same-day when the schedule allows.
